We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Class 5 drivers’ license

Any experience managing a portfolio of residential properties.
( ^' R6 w7 }& x/ ?+ S. F9 qA comprehensive working knowledge of the Alberta Residential Tenancies Act.

Preparation of thorough monthly reports.

: s. j# d5 U3 N& NMaintaining regular, clear, and appropriate communication with tenants.

Marketing

Financial
( i, a) @% W" S0 T8 t4 h. ?# E  ^Review and approval of monthly financial statements, rent rolls, and revenue reports.
) }1 ?' U! r4 o7 C, c. V8 K: I  fOversight of day-to-day operating expenditures for the properties.
: I9 E& m; P" W" JCollection of rents and arrears, including initiating legal action when required.
+ O# s. y+ J" O4 i- W' b* E: R' H/ pMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance
4 D$ @" ^* [5 i2 C/ w, t/ L, c0 hPreparation of appropriate preventive maintenance plans for assigned properties.
& V* ~5 N5 H3 [2 [# q7 d) I3 i3 NMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
Ensuring all properties are in compliance with local building and safety codes.
( P  W9 Z5 s$ |$ OSourcing appropriate third-party vendors to provide services to the property as required.
6 I2 Y5 i; V% v! H& ZConduct regular inspections of the properties to ensure first-class operations are maintained.
" r/ s& c" T7 l( |Plan and recommend capital improvements that may be required.
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
