We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

At least 1-year customer service working experience in Canada

Oversight of day-to-day operating expenditures for the properties.

Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy., R! M; E1 h6 n" O3 K

( P: H$ P( _# [( ~" B; O. hPreparation of appropriate preventive maintenance plans for assigned properties.
4 s" d+ \& p7 Q6 nMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.

Sourcing appropriate third-party vendors to provide services to the property as required.: F( T- y8 F0 W: L
Conduct regular inspections of the properties to ensure first-class operations are maintained.6 O5 e9 q! f" A; b1 M
Plan and recommend capital improvements that may be required.8 g# B8 K' d# J2 F. r% r" ^: F/ s" l
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
