We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting. / ]3 L! Any experience managing a portfolio of residential properties.

Supervision of contract service providers.

Review and approval of monthly financial statements, rent rolls, and revenue reports.

7 T9 W" y4 v3 B. qMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.4 T I- i$ l9 T

Maintenance
, y7 |- }! M' G4 Z' H; nPreparation of appropriate preventive maintenance plans for assigned properties.

$ B* N2 e: L" n* ^4 ~Ensuring all properties are in compliance with local building and safety codes." z& E& E; f+ Z
Sourcing appropriate third-party vendors to provide services to the property as required.8 `9 Z! t6 k* y
Conduct regular inspections of the properties to ensure first-class operations are maintained.$ F% _/ x9 a# `% J$ b; b1 P! h8 ?' Y
Plan and recommend capital improvements that may be required.2 B3 D0 k8 E1 f! G: C% y* a R
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
