协议有效期？

有个问题请教：

; i0 d4 F5 P3 L9 Y9 f, h如与REALTOR 签一个协议 买（SELL）我的house。 90天后 协议到期， 但还是 没有 买出去，

一般 多长时间 自己 不能买？
; \4 x( ~) n3 H5 J; p- Q" y; H" n
! B4 l( B% }$ v$ m/ F3 E是不是 新法 已允许 自己买 AFTER THE AGREEMENT EXPIRED(IE 90DAYS)？ 好像有个 新的规定， 只要协议到期 就可以自己买了？

October 2, 2010 - There is a tentative agreement between the Canadian Real Estate Association and the Federal Competition Bureau.

( |- x* U% r  D4 cIf passed, the 10-year agreement would allow sellers to hire agents to put for-sale properties on the Multiple Listing Service for a fee and if they wish, the sellers could carry out the remainder of the sales process themselves.

协议结束后你可以自己卖房.但是,
3 B# S' m& k6 S( H" E% r" Z9 N看看你的协议里有没有COOL DOWN的时间, 一般是卖房协议结束后1个月-3个月.  COOL DOWN时间内售出的话, 仍然算是你的REALTOR帮你卖的,你仍要付REALTOR费.
所以,如果你顺利卖自己卖出, 你在签卖房合同时, 一定要把签字时间放到COOL DOWN时间之后.
