property report 和 title 有什么联系？

请问各路大侠，property report 和 title 有什么联系？
property report 有效但不包括新建的东西 (garage, deck...)，这对买方有什么不好？

Garage的位置及高于地面2尺的Deck需要有城市审批。Garage的位置必须符合Neighborhood Overlay 的规定。另外，Garage不能建在Utility（水电气等管道）的上面。因为城市在紧急时有权不通过你的同意而对管道进行维修。如地面上有Garage,城市可以让你立刻拆掉，或他们拆掉，让你付费。
Deck的情形类似。城市有权以安全的名义让你重做Deck。
所以，如果RPR上没有这些审批过的新东西，买方有被迫拆掉这些建筑的风险。

Real Property Report是描述在一块地上（Lot)被城市批准并建好的相关的建筑物的信息。
Title是指这块地及其上所建建筑物的所有权（归属），及相关的抵押（如贷款，欠债）的信息以及城市的水电气等管道通过这块土地的特殊权利。

可以买一下Title Insurance。它可以Cover相关的大多数情况，如城市要求你重盖Garage等的费用。

你卖房时，买家有权要求你做新的real property report，你就要承担这笔费用了。

Real property report应该是原件，最好还要有compliance。Title一般律师给你复印件。

卖主不麻烦，都是他的律师给申请，他多花点钱就是了。
否则的话，你卖房的时候，这些事情就都要由你来做了。

需要时间，这个没有问题。需要钱的话，如果现在卖主不花，你的朋友将来可能要自己花。

你朋友这种情况，如果买房程序结束，现在只等着过户了的话，那么坚持要卖主提供目前有效的 property report是你朋友的权利，除非他自己放弃。

这个时候，他自己真的是主人，可以自己作主的。

自己的权利是自己争取的。

update一个RPR不到$400, 也就3个工作日。在alberta买房用不着卖title insurance，由政府担保你对title的所有权。最好还是有rpr。有审批与建成后的RPR，不一定完全一致，我读过很过法律案例，建议你要求RPR。

很多buyer会接受近期的rpr的，贷款银行也会接受的10年内的rpr，在这种情况下不就把钱省下来了吗？主要还是看谈合同的时候是如何谈妥的，所以realtor在这里面起了很重要的作用。

谁在合同签订的时候都把rpr条款划掉了？为什么把rpr条款划掉？我最近的一次换房并没有要求卖方update rpr，我的realtor也没有要卖方提供。但我的律师说update rpr是一定要的，特别是对有更新结构的房子(如 NEW deck,fence)，最后是卖方到City搞到update rpr才转钱。Update rpr是涉及房屋建筑及其附属结构的合法性的证据，这是律师的职责。
By the way, if you like to remove the item of update rpr in the agreement, that is your problem and nobody can save you.

请教，如果在交房时候，Real Property Report政府仍然在处理中，买方是否有权利中止买房合同。或者可以商量后等卖家可以稍候补上。
