Which lot is better?

Sorry, can not type Chinese. Could you help to look at these two lots, which one is better?5 o- b& s+ t) c+ I% C

Lot 46 in Block 3  $207900 (Back yard facing future school zone)/ M+ g% l$ i0 q# r& o, H
Lot 44 in Block 5  $198500* \  C* o! u- U7 E2 z( s0 U" H

Lot 38 in Block 5 is better

44, bigger lot, Conner lot, close to the pond, and not facing school yard.

$ o* u6 Y& g0 ]7 e3 j44 is good too except for the narrow font (only 34 feet) and you will facing other people's back yard.

lot 44 基本价= 40/2 = 20 万,很接近要价。
/ M0 j/ r" R' O( P% z. ?& b0 Vlot 46 基本价= 38/2 = 19 万,实际价高出两万,虽然背靠绿地,但学校绿地不足以溢价2万。背靠绿地由劣到优顺序为:
$ E: X1 X7 Q  l# J高压线,高速公路,学校,公园,小湖, Ravine, 大湖。

当然是44好。前面通小池塘,后面是小路。小路南侧是池塘和贵房子。车库在北侧,客厅在南侧正好和邻居相隔较远,客厅可以做两侧窗,或者做成八角形的格局。, k3 z5 C, Y) p

46虽说是靠学校绿地,但那块绿地地势高于房子,不爽。

那只是某指定进深的宽度。/ j' z) _9 _! d# |" O; j
' n+ J' r. R$ S4 r2 j) d; p) }
房子的射影不是方形的。在最窄的地方只有车库,34肯定够用。等到了要摆客厅的进深,宽度肯定已经不止34了。具体pocket形状要拿开发商的图纸和建筑商一起讨论如何利用最大面宽。

) f' l$ I5 C* T( n" w  {. G另外有一点疑问,WST回帖中说  “Lot 46 基本价= 38/2 = 19 万”, 38 是pocket size吗?我看着两个pocket都是40的pocket 呀?1 q4 I; ]& l* g5 F
还有site plan 上注明44是RC (Restrictive covenant),有没有什么说道?
