Which lot is better?

Sorry, can not type Chinese. Could you help to look at these two lots, which one is better?# s+ s9 E: ^3 J& M
' o% n8 w" \" L2 q
Lot 46 in Block 3  $207900 (Back yard facing future school zone)3 o% f  b% Z' @) q( I- X
Lot 44 in Block 5  $198500# m- A5 I) q2 ]4 Y, C' l3 g/ a
& B1 |1 a! L9 N. X  G" s5 z

Lot 38 in Block 5 is better

44, bigger lot, Conner lot, close to the pond, and not facing school yard.

If the backyard is facing future school zone, will it affect the house value eventually? It is really attractive since the backyard will be green area.7 l7 F4 O( {' P- R+ H+ @" s/ K

0 n, |* O& j2 T- I! d$ D44 is good too except for the narrow font (only 34 feet) and you will facing other people's back yard.

You don't want the baseball hit your windows, do you? School back yard is good for some people, and bad for some people(no privacy) . / n. ~' J+ t6 n! j/ Q

lot 44 基本价= 40/2 = 20 万,很接近要价。
1 r5 h" u( g. Y/ n  c0 O) @lot 46 基本价= 38/2 = 19 万,实际价高出两万,虽然背靠绿地,但学校绿地不足以溢价2万。背靠绿地由劣到优顺序为:
% {" z) B+ D! @! T/ Z高压线,高速公路,学校,公园,小湖, Ravine, 大湖。

当然是44好。前面通小池塘,后面是小路。小路南侧是池塘和贵房子。车库在北侧,客厅在南侧正好和邻居相隔较远,客厅可以做两侧窗,或者做成八角形的格局。

46虽说是靠学校绿地,但那块绿地地势高于房子,不爽。

以性价比来说,Lot 44 in Block 5 合算一些。

* A- D9 U) E; U: W+ F+ Z) ]* z
% z' L6 p8 p; j2 G, U$ G3 j房子的射影不是方形的。在最窄的地方只有车库,34肯定够用。等到了要摆客厅的进深,宽度肯定已经不止34了。具体pocket形状要拿开发商的图纸和建筑商一起讨论如何利用最大面宽。

- q: C( v+ @9 |9 X% P3 ]另外有一点疑问,WST回帖中说  “Lot 46 基本价= 38/2 = 19 万”, 38 是pocket size吗?我看着两个pocket都是40的pocket 呀?
