The marginal price difference between the offer price and the transaction price, or the difference between the ask price and the transaction price has little influence on the agents' commission of both sides. So the first and foremost important job for both sides of agents is do their best to make the deal go through. However, the marginal difference has significant impact on the buyers' and sellers' gain or loss. You can do the math.

3) Though sellers do not pay their agents directly, the commission taken from the transaction price is shared by agents on both sides; and also, the transaction cost is essentially shared by sellers and buyers. 5) Many problems with a house are not a headache for locals because they grow up along with repairing their parents' house. But for Chinese people, they are an issue simply because many do not how to solve them even though they are easy. Unlike houses here, apartments in China are very standardized and owners can always hire cheap labours.

6) Agents are business persons. Reasonably, they have to make money. So there is no way you could judge them by ethics. Doing so is probably unfair to them, and useless as well.
