As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

At least 1-year customer service working experience in Canada

Preferred
' t- {* `9 f7 QAny experience managing a portfolio of residential properties.
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.
$ M; Z1 n( s: gPreparation of thorough monthly reports.
Rent payment follow up
Maintaining regular, clear, and appropriate communication with tenants.

Review and approval of monthly financial statements, rent rolls, and revenue reports.
9 g5 y. ^+ u+ k) u; `Oversight of day-to-day operating expenditures for the properties.
7 M) Y2 W5 P: R: k: vCollection of rents and arrears, including initiating legal action when required.
* j3 g+ v  f% Y% H8 l# ~! A( JMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

0 l3 [- H' H3 F3 l; Q5 I- LPreparation of appropriate preventive maintenance plans for assigned properties.

9 Y9 w: f# \8 T% i" P0 qEnsuring all properties are in compliance with local building and safety codes.
# s& d( r9 C2 SSourcing appropriate third-party vendors to provide services to the property as required.
9 O/ \9 M  F. _7 xConduct regular inspections of the properties to ensure first-class operations are maintained.
% _8 {1 K& j8 _! x  m1 {  UPlan and recommend capital improvements that may be required.
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
