We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Any experience managing a portfolio of residential properties.& Q' {+ a j# `2 q7 D
A comprehensive working knowledge of the Alberta Residential Tenancies Act.* y0 H! J6 }3 W) M) l9 l1 z; c

Oversight of day-to-day operating expenditures for the properties.

Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.1 T. j% O$ O9 Z( n

Preparation of appropriate preventive maintenance plans for assigned properties.

Ensuring all properties are in compliance with local building and safety codes.7 ^' [% C5 J; l( @5 f
Sourcing appropriate third-party vendors to provide services to the property as required. V9 T7 d6 G8 b$ n# R: P
Conduct regular inspections of the properties to ensure first-class operations are maintained.

Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
