As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

At least 1-year customer service working experience in Canada

Preferred
7 r3 y9 C' S  a4 R  xAny experience managing a portfolio of residential properties.% F! v# Y' |) Q- j  w
A comprehensive working knowledge of the Alberta Residential Tenancies Act.# f+ \3 p+ }( }1 i6 Y" M" I1 A( `

General

Maintaining regular, clear, and appropriate communication with tenants.

Other tasks related to be assigned

Financial
) W; i1 V" t7 JReview and approval of monthly financial statements, rent rolls, and revenue reports.& y! |) l) q1 W' u
Oversight of day-to-day operating expenditures for the properties.
: P5 |" U( m! e1 FCollection of rents and arrears, including initiating legal action when required.: }1 i1 E8 V7 v6 q1 D
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance
3 {$ X' ]# P. vPreparation of appropriate preventive maintenance plans for assigned properties.9 n) d7 M4 ^6 \/ A# L
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
# t8 \& B0 d% [2 j4 hEnsuring all properties are in compliance with local building and safety codes.% b/ X. o+ `# z3 e: \# ?# Q. t" T
Sourcing appropriate third-party vendors to provide services to the property as required.
9 H& i9 d4 H" V. q  xConduct regular inspections of the properties to ensure first-class operations are maintained.
6 @! Z0 H7 a; y" HPlan and recommend capital improvements that may be required.
5 |; e9 S5 f: k) ?$ VEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
