As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Preferred
+ ~' ]3 ?+ E7 \$ B; OAny experience managing a portfolio of residential properties.
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

General
% I3 B3 y# \% R0 I# P6 P! j7 @Supervision of contract service providers.
Preparation of thorough monthly reports.

Financial
Review and approval of monthly financial statements, rent rolls, and revenue reports.
6 ]" _8 D; ^% z: I( uOversight of day-to-day operating expenditures for the properties.
3 {5 V) {/ a& g3 U8 v1 [; C0 c. l4 ^( zCollection of rents and arrears, including initiating legal action when required.
5 M7 \1 k- G5 c0 Y& n# U1 pMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

6 S" B+ z2 A$ R. O# sMaintenance
8 e% B7 m0 S: g/ p# U) W# GPreparation of appropriate preventive maintenance plans for assigned properties.
9 o& L: i4 O7 v: S# BMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
Ensuring all properties are in compliance with local building and safety codes.
  `% o; R  W; R+ x( XSourcing appropriate third-party vendors to provide services to the property as required.
5 C! v. r9 J* ?4 C% n; }9 u: J( T* e2 \Conduct regular inspections of the properties to ensure first-class operations are maintained.
4 e* O/ K. Z9 [7 [  z, M+ J: pPlan and recommend capital improvements that may be required.
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
