As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Required:

Any experience managing a portfolio of residential properties.$ p. j. b8 M$ t* P/ M* @* f
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.

Rent payment follow up

Review and approval of monthly financial statements, rent rolls, and revenue reports.8 ^. i; t# F' j5 c( H) H$ Q
Oversight of day-to-day operating expenditures for the properties.1 D1 T9 f3 ?: M, j2 k
Collection of rents and arrears, including initiating legal action when required.
: N$ J$ N( O0 AMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance; O& S& P8 i) T! e
Preparation of appropriate preventive maintenance plans for assigned properties.

Sourcing appropriate third-party vendors to provide services to the property as required.; ]9 C1 O; x5 [ I2 Y- j8 |
Conduct regular inspections of the properties to ensure first-class operations are maintained.

Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
