We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Required:

9 V* ^4 w8 y3 N+ |Any experience managing a portfolio of residential properties.2 x, p/ L. W, i6 [! {- l! V
A comprehensive working knowledge of the Alberta Residential Tenancies Act.) n) C- _% _+ J2 K) ]5 n

Financial

Oversight of day-to-day operating expenditures for the properties.
# c# A5 K+ n4 L, q8 j* zCollection of rents and arrears, including initiating legal action when required.1 `6 M& n" n, F4 e
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance
4 U3 ]- b7 _* ^. z( ^9 _- APreparation of appropriate preventive maintenance plans for assigned properties.: r! a: n' ~( R6 L
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
! ]7 J) S; b" L2 o& uEnsuring all properties are in compliance with local building and safety codes.+ m. k- I0 G+ }9 I4 {# j2 x
Sourcing appropriate third-party vendors to provide services to the property as required. J! {9 z5 H4 x8 W& @3 ~
Conduct regular inspections of the properties to ensure first-class operations are maintained.( ], g* l+ }' p. x r8 _
Plan and recommend capital improvements that may be required.+ f0 p% C2 \# u) k* S
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.( z5 V- M" t% j

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
