As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

At least 1-year customer service working experience in Canada
: I* \, c/ r$ Y9 L1 p. FClass 5 drivers’ license

Preferred
7 r3 y9 C' S  a4 R  xAny experience managing a portfolio of residential properties.
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

General

) K, M+ q  A* [6 p4 S2 dPreparation of thorough monthly reports.
Rent payment follow up
Maintaining regular, clear, and appropriate communication with tenants.

Other tasks related to be assigned

Financial
) W; i1 V" t7 JReview and approval of monthly financial statements, rent rolls, and revenue reports.
Oversight of day-to-day operating expenditures for the properties.
: P5 |" U( m! e1 FCollection of rents and arrears, including initiating legal action when required.
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance
3 {$ X' ]# P. vPreparation of appropriate preventive maintenance plans for assigned properties.
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
# t8 \& B0 d% [2 j4 hEnsuring all properties are in compliance with local building and safety codes.
Sourcing appropriate third-party vendors to provide services to the property as required.
9 H& i9 d4 H" V. q  xConduct regular inspections of the properties to ensure first-class operations are maintained.
6 @! Z0 H7 a; y" HPlan and recommend capital improvements that may be required.
5 |; e9 S5 f: k) ?$ VEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
