请教房子

最近在看房，主要是1400，1500尺的house, detached garage. 10年内新
现在就是请教大家，two story和4 split level的利和弊。
主要考虑家里老人来住住，split level可以少点楼梯，就是不知道哪个暖气费厉害，等等。
请专家指点，谢谢

Should be no big difference on the gas cost.
I like the split level very much because less stairs to climb. It's perfect for seniors and kids.

No big difference but 4-level split should have less cu ft of space, a little bit less of fee is expected provided that there is no other variables (like insulation R-value etc.)

当年我买房时，我的REALTOR坚决不推荐4 LEVEL SPLIT。。。。她说有老人上上下下很不方便。。。。我也很听话。。。。后来有机会看过一个2700尺的4 LEVEL房，感觉她说得很有道理。。。。不知道从地下数的第二部分是否算作面积，如果算，那可太赔了。。。。。

噢,但2 story也不是要上上下下的，除非楼下有个房间，但是这个都是很大的。但是我去看的是1500尺的

2层的楼房就布置比较整齐，一般白天在楼下晚上在楼上。。。。。

一般4 level 的房子，政府算面积的时候只算地上面积（2层），但装修好的和实用面积一般是三层。

我觉得4level split才对老人不方便呢，去哪里都要走楼梯，上上下下的麻烦得很。
一般2story基本睡觉才上楼去呀，白天基本都在楼下。

1500多尺detached，有些builder有那种一楼进门边上有个小房间的房型，一般都是做敞开式书房的，加钱可以让builder装门当睡房了。不过房间比较小，放个单人床差不多。
见过1600多尺detached房型，一楼进门边上的房间比较大，和楼上次卧室一般，可以放queensize床加柜子了。
要是一定要老人住楼下，可以考虑这种房型。

再说暖气费，这么小的房子，不同房型在暖气费上差不了几个钱，要知道账单的一半多是杂费了。

1500尺的4level split每一层面积应该很小，象豆腐块，不畅亮。
房子都买了，暖气就别考虑了。
