买房的最好时机

昨天一连发表了几个帖子，大家都很支持，但没有提到什么时候该买房的问题。这个问题比较复杂，我个人认为：
1，房价暴跌的因素中，除了过分投机有一点点嫌疑之外，其他因素诸如：经济，金融，就业，战争，自然危害，都没有。所以暴跌，不可能
2，暴涨。现在的房价已经通过投机商的投机行为，涨足了今后3-5年的上升空间。看看周围城市的条件和房价。再看看加元强劲的购买力，50万能买多少东西啊？一个木头房子，暴涨空间没那么大了。
3，所以，如果自住就要趁房源多，多选择，可以考虑购买。等也没什么用。
4，所以投资，可以先止步了。过去两年的过分投机已经把这个领域的油水榨干了。连合理的利润都不保了。

You can rent a million dollar house just like you can buy a million dollar house. Do some cost comparison.

If house prices keep going up, buying is better. Otherwise, stick to renting.

i went to river bend with my Realtor today. so many houses are waiting for sale. some house and complex just finish then put sale sign. I asked my Realtor why like that? he said nobody can afford 3 or 4 houses mortgage, too many new houses on the market in this year. he showed me 4 single houses all asked for 400k and still negotiable. good time for hunting, at least 10%. cheers!!!

Should wait for 1 or 2 more years. The house prices will keep going down for a few years. Now it is not a good time to buy. When you buy now, your property value will shrink for sure. The inventory is so high now, 20,000 houses are on the market. The prices will keep dropping until the inventory get absorded.
