看新闻里提到这次降息是暂时的，等7月，9月各大银行提高利率时，贷款利率也会增加。

Currently the fix rate is 5.99%
7 h' v5 h, m  F# _) y1 C' Sthe variable rate is Primary - 0.75%, that is 5.25 now.
5 |7 z& G! d7 pI do not know if I should use fix rate or variable rate .

5-year-fix rate mortage does not requrie you to pay all the mortgage in full in 5 years. Only the interest rate is fixed in 5 years. You can choose the term as 25 years or 40 years.
