如果你选5年open的，那么提前还清不会有罚款。
. X1 M+ e* q5 u/ y如果你锁定5年，期间想换房子，可以做Port and Add on mortgage.也不会罚款，当然前提是新的mortgage必须还是和TD做。

variable open都是5年的，但由于是open,就可以随时还完，没有罚款。variable close的才会罚款。

如果你马上要买房子，现在做4万的mortgage有点亏，因为换银行重新做mortgage是要重新做房屋评估的，又要花钱，当然银行也可能帮你出这部分钱。不如还是留原来的银行，做个open的，4万的贷款短时间利率带来的差别不大。

银行之间有差别。你现在可以找别的银行贷余下的款，到期后你这种贷款状态是自由的。

从字面上讲，Open就是你可以随时随意还清，没有任何的penalty。但是就像闲着说的具体到各个银行和产品，还是不大相同的，尤其要注意小字“Some conditions may applied”.

With the exception of the 1 Year Open Mortgage and the 5 Year Open Variable Interest Rate Mortgage, you can pay down up to 15% of your original mortgage amount each year. With our 5 Year Open Variable Interest Rate Mortgage you can make a full or partial prepayment on any date however, full prepayment is subject to an administration fee.
