 We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton.  Review and approval of monthly financial statements, rent rolls, and revenue reports.

 Collection of rents and arrears, including initiating legal action when required.) ]! a7 [2 X# a" {; h$ T5 U
 Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

 8 t3 P; }7 K+ aPreparation of appropriate preventive maintenance plans for assigned properties." E& C4 ]: D5 F% o! o
 Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
 ) `0 e- s+ f! I! l' f, v& b. PEnsuring all properties are in compliance with local building and safety codes.& U$ p5 Y, f" R0 Q7 T
 Sourcing appropriate third-party vendors to provide services to the property as required.
 2 a$ M8 s8 |7 A0 S3 n" C5 s* VConduct regular inspections of the properties to ensure first-class operations are maintained.3 j% R& ~: [- M2 k! g2 x
 Plan and recommend capital improvements that may be required.2 {) ^' G% r6 J' ]  M
 Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.+ F6 \, c  U; O% F: I& B
