We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.) S" f3 U( u( V$ F4 G- k

Rent payment follow up

Review and approval of monthly financial statements, rent rolls, and revenue reports.
# Z# s" b, N4 [: w* _; Y9 n* Z/ yOversight of day-to-day operating expenditures for the properties.
7 ~! x: j# I" s% X7 U$ t$ r9 DCollection of rents and arrears, including initiating legal action when required.
. l) D G& k& V3 x% l% R5 {Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance
. `* ?, q% ` vPreparation of appropriate preventive maintenance plans for assigned properties.
( ^# n1 V1 x# o: [Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.3 p% i! G8 E2 m1 M, ^1 a9 e
Ensuring all properties are in compliance with local building and safety codes.
+ t# C% z/ B9 }; S9 j# z1 N1 oSourcing appropriate third-party vendors to provide services to the property as required.1 D7 z% e, [0 a3 h2 R0 h0 t3 _5 w
Conduct regular inspections of the properties to ensure first-class operations are maintained.: f, s- l2 _0 H2 c
Plan and recommend capital improvements that may be required.- C& F2 l7 W3 h. S8 ?1 x! j3 F9 t# q
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
