Maintenance Coordinator

We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.% n$ _7 s; P' o' L

y$ ~ `# B5 cAt least 1-year customer service working experience in Canada+ T$ c' g2 Z# g
Class 5 drivers’ license' ?& J) w ]+ B2 I
( r/ {: P/ K3 y; E2 N; X9 LPreferred
% N; o4 P' c" H% L( v1 mAny experience managing a portfolio of residential properties.
$ k8 x) E3 S9 H% y* [A comprehensive working knowledge of the Alberta Residential Tenancies Act.

General

Maintaining regular, clear, and appropriate communication with tenants.

Marketing

Financial
' R0 ^" X, F, mReview and approval of monthly financial statements, rent rolls, and revenue reports.
! }: N# K) P( z X) K% d( y/ |Oversight of day-to-day operating expenditures for the properties.
3 x% R1 Z# D6 G3 ICollection of rents and arrears, including initiating legal action when required.
: N1 ?3 T: m+ Y: l( b4 {7 JMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.2 ]& o! ] G0 [! {$ K

Maintenance, I8 f8 y; K# K6 m; u
Preparation of appropriate preventive maintenance plans for assigned properties.+ B1 C3 C: o$ L+ ?
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
' v2 K+ r7 N" c R+ NEnsuring all properties are in compliance with local building and safety codes.
) C2 U8 g9 }7 u8 I8 d" D/ k3 g# ^- ^Sourcing appropriate third-party vendors to provide services to the property as required.7 D J$ V: t7 Y( c* L# y
Conduct regular inspections of the properties to ensure first-class operations are maintained.

* O9 Y: h# F" e C9 q- bEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.* D4 {1 k2 v! m0 D0 y& Y
( ^+ V3 l& G) wThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
