We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.0 s" l, x% Q  }5 a

Required:
5 u1 m& I+ P8 z- {0 NAt least 1-year customer service working experience in Canada
2 e, L) T) C1 U$ Q* F6 Y; ZClass 5 drivers’ license4 y8 e0 F5 A1 o0 `/ Q4 t" \4 ^

2 L- O& T: P4 A9 }; B, ~8 aPreferred
+ v, J& Q2 B( \; qAny experience managing a portfolio of residential properties.
, N. H9 {: o8 Y: m5 h( {A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.0 N* ^0 K# Z5 z$ a3 y6 W
Preparation of thorough monthly reports.7 @* e; m- Z  K+ `+ h. T) P7 b% D! ~+ J
Rent payment follow up# W( {- o" K1 d5 _+ L6 D- m
Maintaining regular, clear, and appropriate communication with tenants.1 S4 D2 Q3 f. g  b
Open house showings

Drive to sites2 c* V5 u) G* v
Other tasks related to be assigned

$ F. v1 I8 q. e3 VReview and approval of monthly financial statements, rent rolls, and revenue reports.% o8 f$ d) g9 r" [; \+ Z
Oversight of day-to-day operating expenditures for the properties.
1 `# T9 s! u& ?5 g; B  ]7 cCollection of rents and arrears, including initiating legal action when required.% ~4 _2 w6 S- e
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.& j# o, X: l8 y! V
: b5 H& r  e( W, m0 r
Maintenance
/ r# q' B9 a3 U" [7 k# f8 JPreparation of appropriate preventive maintenance plans for assigned properties.
+ E+ B6 r) w0 I3 {/ K0 K0 gMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.. i2 y+ j3 f* k+ t
Ensuring all properties are in compliance with local building and safety codes.
! i0 ^0 C  {2 c1 GSourcing appropriate third-party vendors to provide services to the property as required.
; r* a  g: J$ t# N# fConduct regular inspections of the properties to ensure first-class operations are maintained." z; m& |6 P0 j
Plan and recommend capital improvements that may be required., P0 N3 i4 _6 U7 \0 e% ?
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
