' o& B v5 l% A3 e- I0 |; N4 Y, h/ IClass 5 drivers’ license

7 D9 g% h4 {6 R; a5 `! E& lPreferred, K# v3 g6 d0 F- K/ L" c
Any experience managing a portfolio of residential properties.. l& l4 n) T8 A+ L$ k* _
A comprehensive working knowledge of the Alberta Residential Tenancies Act.7 o+ q' S1 L. L$ v' b2 Q

Supervision of contract service providers.
* W, f+ b# u5 C" m# _6 UPreparation of thorough monthly reports.7 L; \9 V0 y# G$ L

Maintaining regular, clear, and appropriate communication with tenants.

Oversight of day-to-day operating expenditures for the properties.
' n0 R/ u* ^. F; l2 J6 Y8 [- vCollection of rents and arrears, including initiating legal action when required.0 n7 n8 R2 \7 U/ l \( ^, I
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.

Ensuring all properties are in compliance with local building and safety codes.( v3 N4 f$ [% c8 P. S+ O
Sourcing appropriate third-party vendors to provide services to the property as required., z8 M [* w! x& N$ t+ i, o
Conduct regular inspections of the properties to ensure first-class operations are maintained./ g3 x8 L4 @( K$ s7 L$ D& U
Plan and recommend capital improvements that may be required.
* x" k% K1 o% n9 hEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.2 o8 l8 V& K* C$ v
