At least 1-year customer service working experience in Canada

Any experience managing a portfolio of residential properties.9 f9 X2 K! X0 `. k9 ~
A comprehensive working knowledge of the Alberta Residential Tenancies Act.. L# m6 a- S& M7 ]6 ^

Supervision of contract service providers.

Oversight of day-to-day operating expenditures for the properties.

/ m' y0 W7 d! g# ?' {Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.% s2 j# F5 \: W( w* h# |; F4 U
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
' @, e% ]% f3 J: d1 c* O+ o: w) a" IEnsuring all properties are in compliance with local building and safety codes.. E1 w! ^ s& S0 `, c2 ^& N
Sourcing appropriate third-party vendors to provide services to the property as required.& Q" K5 l, Z7 Y* R1 Z' ]7 Y# U
Conduct regular inspections of the properties to ensure first-class operations are maintained.
! R+ ^1 L2 E/ a/ B' t0 RPlan and recommend capital improvements that may be required.
) M' I/ X# ?+ O6 k' [% ~Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
