We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.' k& [1 f: H) B: U& n' p

At least 1-year customer service working experience in Canada
/ J9 x7 P' N* K$ R$ dClass 5 drivers’ license# P# c. P$ }2 f0 A- M. x7 B

Any experience managing a portfolio of residential properties.! @9 }, b# J0 i1 b, w$ }* V/ r+ @' V
A comprehensive working knowledge of the Alberta Residential Tenancies Act.! n% Q1 F* g* k* l5 r  [0 S

Maintaining regular, clear, and appropriate communication with tenants.

Marketing

Review and approval of monthly financial statements, rent rolls, and revenue reports.
" m' G  L. u' Y* ^1 D9 `' [Oversight of day-to-day operating expenditures for the properties.6 ]9 K& f- i- S# e
Collection of rents and arrears, including initiating legal action when required.8 n$ ?0 C2 \/ a& B& v/ m
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.
) S" U- z. ~: @7 S' h* T# O( |/ C4 l7 v8 d; i2 D6 T  X  Q' P4 g
Maintenance0 l! L! e/ P3 K, Q$ V3 w
Preparation of appropriate preventive maintenance plans for assigned properties.
6 e2 p7 Z9 Y, S, o, KMonitoring and supervision of site staff for unit turnovers and routine maintenance activities." |, x& ?) ~: F" u' {, q
Ensuring all properties are in compliance with local building and safety codes.( n" Y! a" W% J5 Y
Sourcing appropriate third-party vendors to provide services to the property as required.0 y1 F2 o( Q6 q3 E: D, r/ q
Conduct regular inspections of the properties to ensure first-class operations are maintained.% u1 T0 h. \( x2 g
Plan and recommend capital improvements that may be required.5 T6 W1 l4 o  C/ ]) }9 }
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

License/Certification:
