We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.: C; h M/ y( a( C

Supervision of contract service providers.

Maintaining regular, clear, and appropriate communication with tenants.

Financial

Review and approval of monthly financial statements, rent rolls, and revenue reports.# v0 w. U: G) Y2 O: L, @0 z) Y
Oversight of day-to-day operating expenditures for the properties.9 J# x! A, V3 t! r# u
Collection of rents and arrears, including initiating legal action when required.$ g: B& [' l+ f+ P6 b% o( @5 L9 W
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.! S$ @& r( c% I. U! P. h+ \
Maintenance

Preparation of appropriate preventive maintenance plans for assigned properties.
4 P6 G$ [# s+ w% f% {Monitoring and supervision of site staff for unit turnovers and routine maintenance activities. P% l% \. p' e
Ensuring all properties are in compliance with local building and safety codes.
; y6 Y; I. v$ g z+ M4 XSourcing appropriate third-party vendors to provide services to the property as required.
4 z/ x$ z% u* ]Conduct regular inspections of the properties to ensure first-class operations are maintained.! p: w; t1 @4 R% `
Plan and recommend capital improvements that may be required.
$ G: v- M3 C$ n5 G$ i7 _7 p/ ^Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
: q4 q$ E1 P5 m. T( ZThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
