Review and approval of monthly financial statements, rent rolls, and revenue reports.

( d) l. x2 ^ ~3 p$ n. bCollection of rents and arrears, including initiating legal action when required.
0 Y3 `+ Q8 b c: N. M$ k1 F8 bMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.

Ensuring all properties are in compliance with local building and safety codes.- ?5 E! W. G1 a4 h% o- v4 I3 h& Y
Sourcing appropriate third-party vendors to provide services to the property as required., b! x. V. G! Y: W
Conduct regular inspections of the properties to ensure first-class operations are maintained.7 j/ O1 e- X) A& Q
Plan and recommend capital improvements that may be required.
