As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

·         At least 1-year customer service working experience in Canada8 N. |( y8 k8 v* Q5 O5 H2 I0 C

·         Class 5 drivers’ license2 I! M, d, b# ^3 R$ o" s+ o

A comprehensive working knowledge of the Alberta Residential Tenancies Act.

) V5 L/ Z4 n( }0 oPreparation of thorough monthly reports.

Review and approval of monthly financial statements, rent rolls, and revenue reports.; D! y) e( E. z/ e- y! E  y' r. H
Oversight of day-to-day operating expenditures for the properties.

1 g; B/ P$ a% D+ \  yMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.- q9 Z. \* V6 {. a$ j, M
Maintenance* U. w' O* E+ n

- {& U$ [8 M# i/ QPreparation of appropriate preventive maintenance plans for assigned properties.# H  D- \6 d8 x2 a
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
8 E3 l1 x, ?; c- x. {Ensuring all properties are in compliance with local building and safety codes.
; S" M  k: H: C: D9 PSourcing appropriate third-party vendors to provide services to the property as required.
$ e9 L  g/ j; |" @9 a1 @Conduct regular inspections of the properties to ensure first-class operations are maintained.
9 C2 d7 g  {2 x* ZPlan and recommend capital improvements that may be required.0 z# U  w+ E8 K7 c
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
& Z# S4 s$ n+ p: V3 j0 xThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.+ r1 H: ]: C8 R! h
