A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.

Open house showings

Review and approval of monthly financial statements, rent rolls, and revenue reports.
! U9 i& x9 A! K) Y, \5 }Oversight of day-to-day operating expenditures for the properties.
6 c7 u b& s7 c% l7 Y5 m9 nCollection of rents and arrears, including initiating legal action when required.
2 }9 c7 H* b# {: r* _Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.8 L' f* `9 M$ Y# R/ @% d' Q' L
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.4 u* e5 w. N: n* ]' P b
Ensuring all properties are in compliance with local building and safety codes.
; Y$ B: @' ]) F$ i3 M5 Y3 xSourcing appropriate third-party vendors to provide services to the property as required.
7 P" F- x, }7 p% |" YConduct regular inspections of the properties to ensure first-class operations are maintained.

Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
