just my personal opinion。it might work ，but it actually depands on differnt sellers and situations

个人经验，跟builder无关，要看你deal with的area manager的personality.
买新房一样可以找经纪人，如果经纪人可以帮你谈一个好的Deal，why not?

找经济的效果可能会更好一些。也可以自己先试试，再找经济试也不迟。感觉 3-4% 比较好讲一些。
