Help: Buying a car with title "leased vehicle"

" E* {; x- n0 T, C0 R% g! k  m  I am going to buy a car, but when I am going to pay today. I notice that the title on the registration is " leased vehicle". Then I asked the seller and he told me he has paid off the lease, but he has not updated the info with the registry. I have not paid him yet. So I just wonder if
he needs to update the title with the registry first before I buy it?
