This is how I view the effects of major road way on the location of newer neighborhoods:

1) Worst: Cameron Heights
Main entrance on AH

, e; y) g# a; V: h9 Y% m5 d2) Worse: Terwillegar Garderns
Major roads on 3 sides (and a crappy neighborhood on the 4th)

$ x: N& C, x; H9 r4 \- N3) So So:  Magrath etc.
Main entrance on secondary roads (Rabbit Hill)
% n* I5 m9 X5 s) nMajor roads on 2 sides

6 S$ ]0 W* |6 ^& h4) Good: Upper Windermere, Eagle Ridge
# C1 t  ^: F; \) R0 x% O5 t+ MMain entrance on "3rd level" of roads that leads to the river valley and/or golf course.
No Major roads on any side. No crappy neighborhood around. No visible power line.

7 c5 ^+ ~* ]" v6 n; A" E, u5) Best: Windermere Ridge
' X& g( @% e. [5 USame as 4.
, n$ S+ R8 N. W0 i; ~% K" `+ n; k3 i3 D+ all in one cul-de-sac
+ DC1/DC2 zoning
