We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.$ u0 Y' E0 ]& q& n, O& ~( \

Required:

Class 5 drivers’ license

Preferred

A comprehensive working knowledge of the Alberta Residential Tenancies Act.& Y! N& A$ h& }9 B- T

Preparation of thorough monthly reports.

Review and approval of monthly financial statements, rent rolls, and revenue reports.
9 Q# \- z6 o: U( p6 Q( LOversight of day-to-day operating expenditures for the properties.+ [7 o2 f; @ U6 f1 r
Collection of rents and arrears, including initiating legal action when required.
, _" J$ ]- B4 @/ U) bMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.& w, R7 ?/ S- A8 Z7 k9 j
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities., d4 M( d" E2 x" s3 F
Ensuring all properties are in compliance with local building and safety codes.

& E H7 I' I% t( L2 ]4 NConduct regular inspections of the properties to ensure first-class operations are maintained.
