As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.9 h6 m: K% d/ n. b% X& }

At least 1-year customer service working experience in Canada

Any experience managing a portfolio of residential properties.
3 U# L* Q8 R: \$ k8 e; i9 jA comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.

Maintaining regular, clear, and appropriate communication with tenants.

Financial
" V: K0 m, K$ N, x' gReview and approval of monthly financial statements, rent rolls, and revenue reports.9 W" k5 ^% }, t# u5 B
Oversight of day-to-day operating expenditures for the properties.
2 T" A' Y0 b% `Collection of rents and arrears, including initiating legal action when required.3 h, H4 A1 Y9 z: _* Q L4 F
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.$ N; L# {3 |! y* {' ]' G
1 S! C* D3 R( m" B k8 eMaintenance
* p; ^, `. }# y+ H) p+ JPreparation of appropriate preventive maintenance plans for assigned properties.
4 p% [0 i7 b2 \5 DMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.& l4 H. r$ }1 {1 M3 v5 J
Ensuring all properties are in compliance with local building and safety codes.
+ B4 i6 t% d8 n( F+ Q2 `Sourcing appropriate third-party vendors to provide services to the property as required.
7 ^6 m* h/ i+ M* K* N9 lConduct regular inspections of the properties to ensure first-class operations are maintained.

Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.) E; {! f! l d O
