Maintenance Coordinator

We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

At least 1-year customer service working experience in Canada
7 U, }3 v0 d8 K# t! r6 R0 u% YClass 5 drivers’ license
* r  d# a- G* ], O
: r" [% U3 M) H5 ^Preferred
" K9 d- S4 b+ y! n$ r4 [Any experience managing a portfolio of residential properties.
7 v- x6 s9 Z! sA comprehensive working knowledge of the Alberta Residential Tenancies Act.
, N- p5 C* j, s% b. O# [9 B$ g% v7 n! p# |. l, f

Supervision of contract service providers.
4 b9 O5 G* m6 b% Y/ g1 PPreparation of thorough monthly reports.
# m' c  k/ ]2 A% V  URent payment follow up
( v+ q( ]& |5 K& {Maintaining regular, clear, and appropriate communication with tenants.5 {+ G) a0 i; Q6 Q
Open house showings0 ?, R% {4 D) `0 p4 q
Marketing
* n3 i* d6 I2 Q& S8 `; \$ xDrive to sites$ R: i/ ]" _9 v. ~# ]4 A
Other tasks related to be assigned

3 y& }% I! n% b$ h+ sFinancial% ~6 K: S9 M4 G8 x
Review and approval of monthly financial statements, rent rolls, and revenue reports.6 H) X& e+ j6 b
Oversight of day-to-day operating expenditures for the properties.
$ L0 a& q' v( ]/ Q! zCollection of rents and arrears, including initiating legal action when required.
) z% d  \( y7 N6 A: lMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.; L9 j5 M8 e$ z3 o( X  t2 _
' ^4 e$ F+ f% g% [5 ~
Maintenance$ Y' B: T6 }: E; t6 M: K
Preparation of appropriate preventive maintenance plans for assigned properties.# Z9 S. P" o6 T8 E! O+ k4 R
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
4 o7 G9 G7 c! ?+ gEnsuring all properties are in compliance with local building and safety codes.0 d! p- Q1 O/ q1 t
Sourcing appropriate third-party vendors to provide services to the property as required.. T$ Z2 R3 r0 {' @
Conduct regular inspections of the properties to ensure first-class operations are maintained.
! y  y( u7 L# c' O. `Plan and recommend capital improvements that may be required.: ?9 `  V) ]; C
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.2 ]3 t$ q% ^/ f# V+ A

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
