Maintenance Coordinator

As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.% S; {! g; `" u. A2 P

At least 1-year customer service working experience in Canada
$ }) U& J: M7 n) ]Class 5 drivers’ license

Preferred
7 U8 i! Z$ x6 @4 c. g/ c5 IAny experience managing a portfolio of residential properties.
  V* B* s; r# x# D/ z7 zA comprehensive working knowledge of the Alberta Residential Tenancies Act./ ^1 e: x: j/ w& P% K2 J

Review and approval of monthly financial statements, rent rolls, and revenue reports.
+ _, x4 M. \( g% ]: ?Oversight of day-to-day operating expenditures for the properties.
/ ~- k+ T) {3 zCollection of rents and arrears, including initiating legal action when required.
6 x3 ^. Q3 t- ]+ M+ K- A) qMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.4 I- o) s3 l$ |+ f/ I: J

Maintenance2 g/ G) A; ^2 b# _, h
Preparation of appropriate preventive maintenance plans for assigned properties.
0 i6 h% ?4 L; a+ T7 K8 C9 e( ^Monitoring and supervision of site staff for unit turnovers and routine maintenance activities., w6 u: f- m6 P
Ensuring all properties are in compliance with local building and safety codes.
* U8 g6 R& M" v3 }Sourcing appropriate third-party vendors to provide services to the property as required.
/ Q1 I' L6 \$ z2 e8 {Conduct regular inspections of the properties to ensure first-class operations are maintained.' t3 h7 f0 m8 j8 x  b. v, t' ]3 k" b
Plan and recommend capital improvements that may be required.
3 I- H5 k. k# \! c+ KEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

) r" a3 S- _2 v  H; eThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.) p/ a' p( k( }! H* _0 B

License/Certification:
