We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

At least 1-year customer service working experience in Canada
0 Q/ G0 R9 E" b+ d! i) oClass 5 drivers’ license

Any experience managing a portfolio of residential properties.
) i4 t0 @* o$ H2 [; @, L, K% ^) k6 P8 ?A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Preparation of thorough monthly reports.

Maintaining regular, clear, and appropriate communication with tenants.

Drive to sites

Review and approval of monthly financial statements, rent rolls, and revenue reports.
( i( R- ~/ K6 n: n: x6 A+ NOversight of day-to-day operating expenditures for the properties.
( p/ }" V5 e- }, [4 @- }4 DCollection of rents and arrears, including initiating legal action when required.
( U) T& W2 r2 zMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.( y, B8 u9 m8 v- B5 w- o2 r
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.( t1 s5 W" p$ Z: V, o& \+ S( C
Ensuring all properties are in compliance with local building and safety codes.& g: D( f1 W& @' v6 b: C
Sourcing appropriate third-party vendors to provide services to the property as required./ g7 Z% W/ }' c/ J) z& Y& D
Conduct regular inspections of the properties to ensure first-class operations are maintained.
0 l( k: V- m0 K6 @Plan and recommend capital improvements that may be required.% I/ @& i$ i7 F6 \1 W `2 N* W
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
