As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

- k) i# E1 B6 cAt least 1-year customer service working experience in Canada
Class 5 drivers’ license

2 r) g- |7 H$ l% M2 s$ E2 qAny experience managing a portfolio of residential properties.
5 a" _: M$ k5 W3 }  V# @4 s7 PA comprehensive working knowledge of the Alberta Residential Tenancies Act.

General
Supervision of contract service providers.
Preparation of thorough monthly reports.
; F6 I- M+ C/ j! D6 t  `Rent payment follow up
Maintaining regular, clear, and appropriate communication with tenants.
Open house showings

Drive to sites
Other tasks related to be assigned

Financial
. p* t# j, H  O: ^) mReview and approval of monthly financial statements, rent rolls, and revenue reports.
Oversight of day-to-day operating expenditures for the properties.
' q1 N4 c) t3 t. L9 p' s( YCollection of rents and arrears, including initiating legal action when required.
/ g  x) o9 i0 bMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance
Preparation of appropriate preventive maintenance plans for assigned properties.
, F3 k  x& X% z/ ?- jMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
( X& X: a$ d6 OEnsuring all properties are in compliance with local building and safety codes.
+ \  ]6 `* j! b% ~' k, w( n2 xSourcing appropriate third-party vendors to provide services to the property as required.
Conduct regular inspections of the properties to ensure first-class operations are maintained.
0 b  {( d$ Q' `. R2 N3 O( SPlan and recommend capital improvements that may be required.
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
