As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.- y& H4 V; h! H+ G3 {

- k) i# E1 B6 cAt least 1-year customer service working experience in Canada& y! P1 V4 [# d  h5 O$ l8 c
Class 5 drivers’ license

$ ~' G0 j5 l7 j' K0 w% ZPreferred
2 r) g- |7 H$ l% M2 s$ E2 qAny experience managing a portfolio of residential properties.
5 a" _: M$ k5 W3 }  V# @4 s7 PA comprehensive working knowledge of the Alberta Residential Tenancies Act.. S: v/ _$ b& i" \; z; o7 p

Supervision of contract service providers.! |5 V0 M6 L* s
Preparation of thorough monthly reports.

Maintaining regular, clear, and appropriate communication with tenants.! \9 R. d, {# N. P
Open house showings

Other tasks related to be assigned

Financial
. p* t# j, H  O: ^) mReview and approval of monthly financial statements, rent rolls, and revenue reports.; W9 T% [7 B  Z
Oversight of day-to-day operating expenditures for the properties.
' q1 N4 c) t3 t. L9 p' s( YCollection of rents and arrears, including initiating legal action when required.
/ g  x) o9 i0 bMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.8 \# H4 Y/ b4 y. o! \9 A. `

Maintenance: H' L4 k" n5 |) I/ e: w
Preparation of appropriate preventive maintenance plans for assigned properties.
, F3 k  x& X% z/ ?- jMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
( X& X: a$ d6 OEnsuring all properties are in compliance with local building and safety codes.
+ \  ]6 `* j! b% ~' k, w( n2 xSourcing appropriate third-party vendors to provide services to the property as required.; D' W  U( ^3 R1 B" Y0 r
Conduct regular inspections of the properties to ensure first-class operations are maintained.
0 b  {( d$ Q' `. R2 N3 O( SPlan and recommend capital improvements that may be required." \! B$ X  y% L1 t& p* I5 q
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur." f9 T& U7 }4 j& ]2 ]
