As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.. u$ a# d5 x* Q. f, b6 r

Supervision of contract service providers./ Y/ _- g+ N! \/ f& V* h

Financial

; q0 G4 [- @9 ?* s7 U8 wReview and approval of monthly financial statements, rent rolls, and revenue reports.
( v" F! i5 D, I W% BOversight of day-to-day operating expenditures for the properties.
1 D+ k+ k) Q; h+ z' D3 C1 PCollection of rents and arrears, including initiating legal action when required. ^5 k/ b2 O K( @: a
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.% L' ]+ f- Z. S
Maintenance

- C. j" Q1 i, i* ^; `0 d a% _% DPreparation of appropriate preventive maintenance plans for assigned properties., Z" X% w/ u* @
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.' ^) `# p! J- w
Ensuring all properties are in compliance with local building and safety codes.
- g& V1 ~# \) y. J' [2 oSourcing appropriate third-party vendors to provide services to the property as required.
: w; [9 w {; ^& \Conduct regular inspections of the properties to ensure first-class operations are maintained.
0 [5 `2 U6 u. u/ qPlan and recommend capital improvements that may be required.5 y' o5 s. ?; p
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur., r, l# f- L$ x9 i0 g1 n4 q# L
