Which lot is better?

Sorry, can not type Chinese. Could you help to look at these two lots, which one is better?( V: q9 C1 b3 O8 ^- }) I7 K& S

Lot 46 in Block 3  $207900 (Back yard facing future school zone)

44, bigger lot, Conner lot, close to the pond, and not facing school yard.

4 B) _* O6 G& qIf the backyard is facing future school zone, will it affect the house value eventually? It is really attractive since the backyard will be green area.
0 }8 R& q- T. b9 p# }6 m# W  e; N2 [4 s4 y# E
44 is good too except for the narrow font (only 34 feet) and you will facing other people's back yard.

8 P& m( S, S! \" f. v3 ylot 44 基本价= 40/2 = 20 万,很接近要价。
% J. w% A* c0 e% elot 46 基本价= 38/2 = 19 万,实际价高出两万,虽然背靠绿地,但学校绿地不足以溢价2万。背靠绿地由劣到优顺序为:% D  c7 w  h7 P9 X) Z' X, R
高压线,高速公路,学校,公园,小湖, Ravine, 大湖。

当然是44好。前面通小池塘,后面是小路。小路南侧是池塘和贵房子。车库在北侧,客厅在南侧正好和邻居相隔较远,客厅可以做两侧窗,或者做成八角形的格局。

( Z% Q9 p  P5 D8 A& R46虽说是靠学校绿地,但那块绿地地势高于房子,不爽。

那只是某指定进深的宽度。
+ F$ x9 m( d% u( M2 M8 a: ]6 _* l9 u9 ?; z
房子的射影不是方形的。在最窄的地方只有车库,34肯定够用。等到了要摆客厅的进深,宽度肯定已经不止34了。具体pocket形状要拿开发商的图纸和建筑商一起讨论如何利用最大面宽。

看来看好44的居多,原来有些取舍不定,现在看来就44吧,多谢各位!& B* i$ s2 c/ v9 {* l8 K
另外有一点疑问,WST回帖中说  “Lot 46 基本价= 38/2 = 19 万”, 38 是pocket size吗?我看着两个pocket都是40的pocket 呀?" E! s5 ]5 L1 }/ c# V8 x
还有site plan 上注明44是RC (Restrictive covenant),有没有什么说道?
