Which lot is better?

Sorry, can not type Chinese. Could you help to look at these two lots, which one is better?& Q1 S3 O7 w6 a* N) Z6 H

44, bigger lot, Conner lot, close to the pond, and not facing school yard.

, r, r, b  p: Z9 wIf the backyard is facing future school zone, will it affect the house value eventually? It is really attractive since the backyard will be green area.2 G: [8 z5 _# s" W4 F, g
. n: v( J% F( v  W7 I
44 is good too except for the narrow font (only 34 feet) and you will facing other people's back yard.7 R, T( a# L7 `, ~; t; V

当然是44好。前面通小池塘,后面是小路。小路南侧是池塘和贵房子。车库在北侧,客厅在南侧正好和邻居相隔较远,客厅可以做两侧窗,或者做成八角形的格局。; U& o& i, C( W' s0 L
4 M) U) k! `5 |* P! [  F
46虽说是靠学校绿地,但那块绿地地势高于房子,不爽。

以性价比来说,Lot 44 in Block 5 合算一些。  k! q7 A+ ]* N$ Z2 m) d$ \' }& I9 ^
lot 44 基本价= 40/2 = 20 万,很接近要价。2 B) X' e& K/ [) d

那只是某指定进深的宽度。
$ P8 Q; B, h. Q- N# m
. y: ~5 L+ t# ^0 Q房子的射影不是方形的。在最窄的地方只有车库,34肯定够用。等到了要摆客厅的进深,宽度肯定已经不止34了。具体pocket形状要拿开发商的图纸和建筑商一起讨论如何利用最大面宽。

看来看好44的居多,原来有些取舍不定,现在看来就44吧,多谢各位!8 T' n+ K7 i5 l2 u' B# d0 X
另外有一点疑问,WST回帖中说  “Lot 46 基本价= 38/2 = 19 万”, 38 是pocket size吗?我看着两个pocket都是40的pocket 呀?
* W2 t3 S3 D* G' [9 x8 O' W还有site plan 上注明44是RC (Restrictive covenant),有没有什么说道?
