Which lot is better?

Sorry, can not type Chinese. Could you help to look at these two lots, which one is better?4 O. k' [2 u0 A$ u8 T7 V' G' i

44, bigger lot, Conner lot, close to the pond, and not facing school yard.

8 A) t" s' I/ y9 B# NIf the backyard is facing future school zone, will it affect the house value eventually? It is really attractive since the backyard will be green area.8 a& h4 k5 {+ x$ g

+ ~% |! C2 {! `7 p$ ?44 is good too except for the narrow font (only 34 feet) and you will facing other people's back yard.

lot 44 基本价= 40/2 = 20 万,很接近要价。
1 ^# S6 R- r8 y- Wlot 46 基本价= 38/2 = 19 万,实际价高出两万,虽然背靠绿地,但学校绿地不足以溢价2万。背靠绿地由劣到优顺序为:! d3 ]- L5 z6 L
高压线,高速公路,学校,公园,小湖, Ravine, 大湖。

当然是44好。前面通小池塘,后面是小路。小路南侧是池塘和贵房子。车库在北侧,客厅在南侧正好和邻居相隔较远,客厅可以做两侧窗,或者做成八角形的格局。

46虽说是靠学校绿地,但那块绿地地势高于房子,不爽。

6 B0 Y+ S+ J$ _+ P# \5 clot 46 基本价= 38/2 = 19 万,实际价高出两万,虽然背靠绿地,但学校绿地不足以溢价2万。背靠绿地由劣到优顺序为:

房子的射影不是方形的。在最窄的地方只有车库,34肯定够用。等到了要摆客厅的进深,宽度肯定已经不止34了。具体pocket形状要拿开发商的图纸和建筑商一起讨论如何利用最大面宽。

看来看好44的居多,原来有些取舍不定,现在看来就44吧,多谢各位!- J7 V( F6 h( z0 z2 \) r, K8 c- o
另外有一点疑问,WST回帖中说  “Lot 46 基本价= 38/2 = 19 万”, 38 是pocket size吗?我看着两个pocket都是40的pocket 呀?4 e2 f- q: _- x% |: b4 g2 A
还有site plan 上注明44是RC (Restrictive covenant),有没有什么说道?
