Edmonton new home prices see biggest drop in 23 years

( }) m  C5 T. ]6 m2 z2 b5 a, _EDMONTON - Prices for new homes in Edmonton fell 5.3 per cent in July compared to the same month last year, marking the biggest year-over-year drop in 23 years, said Statistics Canada today.

Edmonton's cooling market showed the biggest year-over-year drop of any Canadian city.

$ e* a! G6 g/ L  ^Calgary saw a 0.3 per cent slide compared to July of last year.

"Markets in these cities continue to adjust after experiencing record price increases in the last two and a half years," the federal agency said.

+ e! j( [2 b# G/ D. G( ]6 x8 a) U6 i% oEven heated Saskatoon posted a slower annual increase of 13.1 per cent, "further confirmation of a trend of deceleration in this city. Many builders reported increased prices as a result of higher material and labour costs," the agency  said.

- S1 }) Y5 B7 x+ Y: CThe fastest pace was in Regina, which saw a year-over-year price increase of 29.6 per cent, down from its record rise of 34 per cent in April.

9 W4 n, d4 H" M( N  s( MAs the market continued to cool in Western Canada, prices for new homes rose nationally at a slower pace in July for the sixth consecutive month.

% x' E1 I6 s" m: LPrices were up 2.7 per cent in July from a year earlier, down from June's annual pace of 3.5 per cent. On a monthly basis, prices edged up 0.1 per cent between June and July.

' D+ @% i( K; v( ["The growth rate of the index has been on a downward trend since September 2006," the agency said.
