Maintenance Coordinator

We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.' [) F! N) H' O

Class 5 drivers’ license

9 @2 T7 i9 W0 C3 aPreferred  {4 A4 H0 {: q
Any experience managing a portfolio of residential properties.
% t- d. [6 \: z1 K0 Y  |A comprehensive working knowledge of the Alberta Residential Tenancies Act.# `" v* x3 V! ^: Q2 T& P& m

General
) j5 r- M3 E: B! x' [Supervision of contract service providers., {7 H$ C2 z! C+ c4 }* w1 P
Preparation of thorough monthly reports.

Maintaining regular, clear, and appropriate communication with tenants.

; b' ^4 l; n- |8 I6 P3 d, V/ f! dDrive to sites

' X" R/ e/ I; i# rReview and approval of monthly financial statements, rent rolls, and revenue reports.4 w0 U* n5 @. n7 v0 P4 E% r
Oversight of day-to-day operating expenditures for the properties.
; d- K8 Q& j& G( h. X6 zCollection of rents and arrears, including initiating legal action when required.. t% e/ r" h* w: @, l& E
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.7 G$ E7 y1 I; ^% p

Preparation of appropriate preventive maintenance plans for assigned properties.
+ }2 V9 K; U! F* x; \6 zMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
: ^! `" J( g! p* D8 j) J4 @Ensuring all properties are in compliance with local building and safety codes.
# n5 H  Z: \' K/ g, \Sourcing appropriate third-party vendors to provide services to the property as required.+ O$ m3 B/ j" q  ~0 @; d. h6 g
Conduct regular inspections of the properties to ensure first-class operations are maintained.
9 x: n# H$ g4 iPlan and recommend capital improvements that may be required.8 Z, v* h  ^$ V  @, d
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
