4 V$ C1 z" u0 l% A- C8 dAny experience managing a portfolio of residential properties.
2 } Q3 @3 v& ^$ H. s, Q) jA comprehensive working knowledge of the Alberta Residential Tenancies Act.

Maintaining regular, clear, and appropriate communication with tenants.

! m) X; c6 K8 \% SReview and approval of monthly financial statements, rent rolls, and revenue reports.

Collection of rents and arrears, including initiating legal action when required.# Q" i& C) i0 B/ D" F" r# R
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

7 B+ S$ d( \( Z; uPreparation of appropriate preventive maintenance plans for assigned properties.
4 q) U b! s! _9 d; ^0 [Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
) q4 M- G3 c. t' NEnsuring all properties are in compliance with local building and safety codes.
# {9 Y0 _. [3 VSourcing appropriate third-party vendors to provide services to the property as required.# x7 W5 _9 ?; s- i% ?* O
Conduct regular inspections of the properties to ensure first-class operations are maintained.. W" d) f) a' m- o' P. T
Plan and recommend capital improvements that may be required.
