We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.- p0 ^% }/ W) p7 R" L* ~% j

At least 1-year customer service working experience in Canada
3 e' I. T; [8 n* z6 d6 y5 U# o4 j8 GClass 5 drivers’ license

( p4 ?0 k8 T4 ?" k5 _' R% e' [2 UPreferred  {& B$ E! ?3 W* T  M0 ?; H
Any experience managing a portfolio of residential properties.
; U1 J8 P2 F6 [0 c. e4 V" K- eA comprehensive working knowledge of the Alberta Residential Tenancies Act.1 }, U$ X5 ]& K

Supervision of contract service providers." j$ H1 I# f1 l' {  L
Preparation of thorough monthly reports.

Financial
) Z, X+ ]( A+ e) Y7 ~Review and approval of monthly financial statements, rent rolls, and revenue reports.# f/ K! [6 d) t; t) T
Oversight of day-to-day operating expenditures for the properties." [. n' o) U" o- p
Collection of rents and arrears, including initiating legal action when required." A' K) M1 z) w6 t  S$ k% u
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.' P4 u# s3 F$ z' i/ @2 {  [2 E
* s" _7 ?' [! T1 V5 a3 q% q
Maintenance
. ^0 }$ F3 J4 R* f, x  `# H+ xPreparation of appropriate preventive maintenance plans for assigned properties.! a) ]( |- b4 ]) y% a! f* r
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
( j1 ^7 e4 |; z  G- A- kEnsuring all properties are in compliance with local building and safety codes.- P0 b' C% c7 F4 b& H$ \+ }
Sourcing appropriate third-party vendors to provide services to the property as required.7 n8 `4 k+ a* d2 b+ ]
Conduct regular inspections of the properties to ensure first-class operations are maintained.
7 f( M1 M8 ?( k" mPlan and recommend capital improvements that may be required.
) c9 C) n/ F5 t1 h) h# tEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.$ R- b5 p; I' [: \: b$ s/ r  u

& m) e, y1 w( e" dThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
