Required:

Collection of rents and arrears, including initiating legal action when required.( p& ~. o3 l9 s l4 s- [
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.1 l1 q( x! W+ ^6 `0 q8 i' \

8 L( b9 c6 }$ L+ nPreparation of appropriate preventive maintenance plans for assigned properties.

Ensuring all properties are in compliance with local building and safety codes.* f* r6 }" b! r+ P
Sourcing appropriate third-party vendors to provide services to the property as required.# a. v/ G0 \ b6 m; J# @
Conduct regular inspections of the properties to ensure first-class operations are maintained.
+ n8 e5 r# _6 e! DPlan and recommend capital improvements that may be required.7 p$ G$ Y6 c4 R6 s* F% Q4 d$ b* t6 C
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.! R5 `7 y# K/ x
) e& T% z. N2 h! JThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
