We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

4 m3 m! t5 O8 z3 N7 D  @Any experience managing a portfolio of residential properties.
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.
- J8 l1 I& J- M7 xPreparation of thorough monthly reports.

Maintaining regular, clear, and appropriate communication with tenants.
Open house showings
Marketing
& }' p; W, t+ t& X% VDrive to sites
Other tasks related to be assigned

4 l1 D% m6 G  T' _3 SReview and approval of monthly financial statements, rent rolls, and revenue reports.
Oversight of day-to-day operating expenditures for the properties.
3 }+ m4 Y$ M, V9 lCollection of rents and arrears, including initiating legal action when required.
: b7 g6 V3 k5 z# u" s# G. FMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

* `8 D  s: J) V! h6 }Preparation of appropriate preventive maintenance plans for assigned properties.
" W: l  H$ m+ n& @& I1 BMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
Ensuring all properties are in compliance with local building and safety codes.
# a2 Z2 |( ?- x  `5 E; Y5 ISourcing appropriate third-party vendors to provide services to the property as required.
; ]' T0 Z* O  s& J0 l- o& OConduct regular inspections of the properties to ensure first-class operations are maintained.
Plan and recommend capital improvements that may be required.
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

Experience:

Salary: $3200 - $4000 / month
