We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting. 5 u* b! Required:
4 Y4 F; ~) G/ S1 tAt least 1-year customer service working experience in Canada
( s; f6 O; i5 aClass 5 drivers’ license' a1 z) z, a1 m- e# {4 B

Preferred& b9 Y. c: H! @  n1 q3 c) U) D+ Z5 {
Any experience managing a portfolio of residential properties.
  ^0 }. c' t6 t; A( G4 uA comprehensive working knowledge of the Alberta Residential Tenancies Act.3 D& Q: S% H) ?" \& u

Supervision of contract service providers.

Other tasks related to be assigned

8 T% K3 Q: w4 j6 R) kReview and approval of monthly financial statements, rent rolls, and revenue reports.
3 _0 K/ [8 x- EOversight of day-to-day operating expenditures for the properties.
* K( H& n1 R7 \3 e* \: B" E# JCollection of rents and arrears, including initiating legal action when required.
' A8 B2 L0 V5 v& G9 S2 ]  IMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.
" Z# H  ]3 ^0 {4 r6 `4 Y4 Z6 Q6 J6 X/ J8 _* b0 r/ l
Maintenance9 b. l) I6 ^) Z7 [& a
Preparation of appropriate preventive maintenance plans for assigned properties./ \  o! n0 l+ \9 l
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
" A6 H( f/ ?0 \, ^* ^# p1 k' aEnsuring all properties are in compliance with local building and safety codes.4 e3 A$ x( x7 V+ ^7 s, `1 \5 u7 y* o
Sourcing appropriate third-party vendors to provide services to the property as required.
- d9 x% y8 N. s7 z4 \. l; w+ LConduct regular inspections of the properties to ensure first-class operations are maintained.% V* p6 f( x% `; I! O
Plan and recommend capital improvements that may be required.$ j; f9 y9 [  c5 {* ^
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

8 j* X% h5 w  mThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
