We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Required:
" p9 i& [7 W9 D4 I! g/ \+ r! pAt least 1-year customer service working experience in Canada

Preferred
3 d1 c1 \: U* Z) s% \! u. [Any experience managing a portfolio of residential properties.; M4 c* g9 y6 s  P. z' @
A comprehensive working knowledge of the Alberta Residential Tenancies Act.8 J' N; a# \8 `9 o2 a8 T

Rent payment follow up

Open house showings

) x6 D) c4 S/ |/ s) H' RCollection of rents and arrears, including initiating legal action when required.
# f- s6 P2 ?; \0 i5 @Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
2 O, u( x2 z# I) Z- U( qEnsuring all properties are in compliance with local building and safety codes.
8 s8 `; W& b. B! _# TSourcing appropriate third-party vendors to provide services to the property as required.. q( [+ I2 h" b% F8 I' x0 p/ H8 {2 n
Conduct regular inspections of the properties to ensure first-class operations are maintained., Y1 B& }3 Z8 D9 }& j: T
Plan and recommend capital improvements that may be required.
- f, m8 ~' i& z0 w- W4 v& `/ z% SEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

License/Certification:
