Resident Manager Job

We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Required:
" p9 i& [7 W9 D4 I! g/ \+ r! pAt least 1-year customer service working experience in Canada
; v: g( R3 h7 D4 C8 H! G' |% PClass 5 drivers’ license

Preferred
3 d1 c1 \: U* Z) s% \! u. [Any experience managing a portfolio of residential properties.
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.
Preparation of thorough monthly reports.
Rent payment follow up

' J' p1 {6 ~8 d7 C: s6 Y& nReview and approval of monthly financial statements, rent rolls, and revenue reports.

) x6 D) c4 S/ |/ s) H' RCollection of rents and arrears, including initiating legal action when required.
# f- s6 P2 ?; \0 i5 @Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

2 D+ P7 H3 i5 z0 K( R! bPreparation of appropriate preventive maintenance plans for assigned properties.
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
2 O, u( x2 z# I) Z- U( qEnsuring all properties are in compliance with local building and safety codes.
8 s8 `; W& b. B! _# TSourcing appropriate third-party vendors to provide services to the property as required.
Conduct regular inspections of the properties to ensure first-class operations are maintained.
Plan and recommend capital improvements that may be required.
- f, m8 ~' i& z0 w- W4 v& `/ z% SEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
