We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.- ^) [9 D+ q# Z

Required:

·         Class 5 drivers’ license2 M: l1 p% B; Z; d3 T% c

Any experience managing a portfolio of residential properties.
) m1 K$ z4 U; H0 r, Z! hA comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers." [- g, V! L4 P
Preparation of thorough monthly reports.

5 j& I# @; `0 B( b* c# H- aMaintaining regular, clear, and appropriate communication with tenants.

3 @5 U3 N: J* m% tReview and approval of monthly financial statements, rent rolls, and revenue reports.
6 }+ m; m: o( {& wOversight of day-to-day operating expenditures for the properties.) D' b$ W" M/ P: i* z. H* L( h) R& A
Collection of rents and arrears, including initiating legal action when required.( x! C) o9 F* e& ^( m2 ~! `1 i! L
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.' W4 r6 \: w) A# J/ Z
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
* t+ N5 S- Y% f/ L5 P2 ?Ensuring all properties are in compliance with local building and safety codes.% W5 ]' [9 Y5 c. g% c, O: F  N
Sourcing appropriate third-party vendors to provide services to the property as required.
) [4 m7 i. C/ }Conduct regular inspections of the properties to ensure first-class operations are maintained.
( A4 |0 I4 s+ {$ rPlan and recommend capital improvements that may be required.
5 u# R; r6 z- M. Z5 L9 J) m; b$ LEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.% @2 P( T. n" m, L* S) _1 x6 _& y! R
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.( i2 Z0 V, W! j# D

Job Type: Full-time
