We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

· Class 5 drivers’ license/ q H8 w1 u6 A" a

5 w5 A% e; t7 ]) l4 w$ ]0 ^5 wAny experience managing a portfolio of residential properties.$ }; P* _& m. B1 [
A comprehensive working knowledge of the Alberta Residential Tenancies Act.7 g8 L& I) K @. G: k9 F

Rent payment follow up
7 s: u9 a3 N2 O: N2 jMaintaining regular, clear, and appropriate communication with tenants.

Review and approval of monthly financial statements, rent rolls, and revenue reports.1 h9 s# j$ t5 n2 f. k5 v! K5 s
Oversight of day-to-day operating expenditures for the properties.
% |! a7 y `1 \) T9 v+ @+ mCollection of rents and arrears, including initiating legal action when required.( e# a, {1 n) E$ X
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.
: h+ D) U' \9 q; v9 H4 ~9 mMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
" o! J# B+ l8 {2 E" vEnsuring all properties are in compliance with local building and safety codes.
" q) X+ G: a$ Y$ G' _6 C1 pSourcing appropriate third-party vendors to provide services to the property as required.
, g0 S! O' U; k9 O# \+ G/ rConduct regular inspections of the properties to ensure first-class operations are maintained." W' M8 y: ]; P2 a0 p
Plan and recommend capital improvements that may be required.& B; U. `+ v- L( O9 f
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.' {' F" g' S1 k! r
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
