We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.- ~+ \! ·         At least 1-year customer service working experience in Canada

Any experience managing a portfolio of residential properties.6 Q" v1 G$ J# {7 N0 E3 j
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Rent payment follow up
  U* t8 G0 V9 c2 `Maintaining regular, clear, and appropriate communication with tenants.# l% J) G( l1 d4 j* k
Open house showings

- ?* K1 I% i2 X  aReview and approval of monthly financial statements, rent rolls, and revenue reports.
2 l& C2 @' d9 {Oversight of day-to-day operating expenditures for the properties.
3 Z9 f5 R7 I$ M3 k( hCollection of rents and arrears, including initiating legal action when required.0 L9 ~( [$ R) A5 g
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.  P! d4 O5 H, Y. n8 m, t" h
Maintenance6 K" w8 s! y3 ]! @  p$ R; g

' d0 g# M2 Q* k' q% BPreparation of appropriate preventive maintenance plans for assigned properties.* o6 w; n- J+ P  s+ f! f% ?' S
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
# Z/ u! ?( _' @) }# _Ensuring all properties are in compliance with local building and safety codes.% C  J: s) d& f; K9 ]5 b2 |
Sourcing appropriate third-party vendors to provide services to the property as required.
. d% V% I" r2 _" HConduct regular inspections of the properties to ensure first-class operations are maintained./ K% i5 y' S  {" c
Plan and recommend capital improvements that may be required.) X! H7 y4 x) C* {* ^4 Y" X2 M, t5 H
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
