在华人报上看到她的广告 “ your home sold in 90 days,guaranteed, or we will buy it with cash" 。有人找过她卖房吗？

基本上这种保证是骗人的。如果有保证合同，其中会有很多对你不利的附加条件。

i think they will offer you very low price to buy it, if the house does not sell within 90 days.

卖房经纪的作用就是给你把人拉来，至于房子价格，房子状况都得你来定。如果你出价合理，房子打扮漂亮，没有大的缺点（靠大马路，靠高压线），房子很快就会卖掉。
