Any experience managing a portfolio of residential properties.) ~% n9 `5 ^1 b- l- \* T- x& ^
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Preparation of thorough monthly reports.

Financial

Oversight of day-to-day operating expenditures for the properties.
- I: [7 f4 ^6 `9 \; J/ l1 ]Collection of rents and arrears, including initiating legal action when required.
5 Y, K, _: n" ` U& ?7 n, [7 W" GMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance
$ P& x/ F9 Q$ N" t( `/ q% xPreparation of appropriate preventive maintenance plans for assigned properties.
" Z6 B; Z0 `; O- k4 HMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
( r' J8 z# [( K+ ^" mEnsuring all properties are in compliance with local building and safety codes.! F6 S* _' u D/ R; F6 \7 J
Sourcing appropriate third-party vendors to provide services to the property as required.
3 b$ Z% ?% _/ x7 R/ B9 q! t7 \Conduct regular inspections of the properties to ensure first-class operations are maintained.
( {' W( I s& IPlan and recommend capital improvements that may be required.
5 _2 B, B1 L9 a& U/ {$ DEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.0 X. j* g- {/ f1 L. Y: @
7 M& _! @3 S5 G9 U9 ^, M0 NThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
