Maintenance Coordinator

As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups./ @, _: E/ p; g

At least 1-year customer service working experience in Canada
' \1 I$ J) ^' Z- `) l3 hClass 5 drivers’ license+ x$ }2 J1 t) Z4 i

+ R; p2 U: C' p) D, ?) D* I7 xPreferred
# n) d* T: ?2 B8 UAny experience managing a portfolio of residential properties.
% {9 v2 m( C. O5 pA comprehensive working knowledge of the Alberta Residential Tenancies Act.

General
7 R# U! Y) ^+ U! o  e, zSupervision of contract service providers.
! l, ^  {! D) {9 [, _7 y0 u9 @8 RPreparation of thorough monthly reports.

  E7 F1 ^2 Y5 U* j0 j7 F' \( iMaintaining regular, clear, and appropriate communication with tenants.

Drive to sites

4 G% _; @( \& T3 I- }Review and approval of monthly financial statements, rent rolls, and revenue reports.
7 V$ m) @% z+ D8 d6 b- dOversight of day-to-day operating expenditures for the properties.
6 q. x, w0 ~1 `5 WCollection of rents and arrears, including initiating legal action when required.
! P$ R0 P6 j' x; h5 }/ tMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.! s: {4 {* m# ^, a, f

+ j- x# [  \( ~) w" Q) ZMaintenance
3 h- K. {; K2 r. R% ?! w8 L4 }1 FPreparation of appropriate preventive maintenance plans for assigned properties.
+ v; f- k8 F5 R3 `9 KMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
: C3 ^" U" E, d7 {0 `Ensuring all properties are in compliance with local building and safety codes.. j4 m" ^5 N5 H" G% N8 y
Sourcing appropriate third-party vendors to provide services to the property as required.
& j* C. a( T2 ~8 O5 wConduct regular inspections of the properties to ensure first-class operations are maintained.& Z5 |6 D2 y# ^5 Y
Plan and recommend capital improvements that may be required.
) B7 P: L$ b) v- u( v% tEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.6 J; k; W# [0 F# ^8 J) z. s

% z& i' o8 i3 P" b3 ]The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
