We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

At least 1-year customer service working experience in Canada
# k. ]. V5 I9 V/ x, v& \Class 5 drivers’ license+ L/ z( ~  N! Z) D1 Q# f/ d) b

Preferred
! s+ g2 f4 U( n( P+ mAny experience managing a portfolio of residential properties.; n. H" g, e8 a* U5 d: l& V; v
A comprehensive working knowledge of the Alberta Residential Tenancies Act.1 Q: V1 R; p! r$ i. W

Preparation of thorough monthly reports.

Review and approval of monthly financial statements, rent rolls, and revenue reports.4 V. R2 u% I1 h3 X- F
Oversight of day-to-day operating expenditures for the properties.
* j: o; p) v% i( Z! `4 Q% l9 HCollection of rents and arrears, including initiating legal action when required.0 ]$ L% W9 {$ K: @2 P% C
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.
% k, F6 P8 f. }0 `- \( C3 q5 ?1 Q- {9 O& V$ P9 Z5 l
Maintenance
  C7 }  [. w+ x8 ZPreparation of appropriate preventive maintenance plans for assigned properties.
# B5 _5 L. }% ^: d+ w% v* h4 cMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
+ A# O# t5 @3 H5 w$ _( wEnsuring all properties are in compliance with local building and safety codes.
- |* @1 A# D7 U. [Sourcing appropriate third-party vendors to provide services to the property as required.& e! i  Q" E$ ?1 r& r$ O' v# M+ w
Conduct regular inspections of the properties to ensure first-class operations are maintained.
$ p4 D: n  f9 R! ^) j7 r3 _, BPlan and recommend capital improvements that may be required.
' ^2 A  @* R& f6 f6 R3 G( v! [( _' aEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.  g) e1 {! B$ G' _
