We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting. # O6 M7 h* ?4 ?( E/ p6 Q

At least 1-year customer service working experience in Canada8 h: c/ M; k7 h' I' c, r
Class 5 drivers’ license

Any experience managing a portfolio of residential properties., p% N" Q( W9 Y4 A5 `
A comprehensive working knowledge of the Alberta Residential Tenancies Act.5 n$ I( n* y% n5 y

Supervision of contract service providers.

Maintaining regular, clear, and appropriate communication with tenants.

Review and approval of monthly financial statements, rent rolls, and revenue reports.
) h1 x+ ?. k& f( ~) T2 zOversight of day-to-day operating expenditures for the properties.$ b1 _9 ~' L; ^0 W4 F) N/ U
Collection of rents and arrears, including initiating legal action when required.! e2 j) F; ?7 B" H( v6 M
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.+ A( p+ d8 c+ K
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
; F9 J; H& ]8 i$ h) pEnsuring all properties are in compliance with local building and safety codes.
8 f+ w1 d6 C- j% p' S% c+ _Sourcing appropriate third-party vendors to provide services to the property as required.- G/ i. s2 F( z: P6 c
Conduct regular inspections of the properties to ensure first-class operations are maintained.: p0 x$ T  L5 F8 G

Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.) ]2 Z% [5 u$ C% W! w! k. D6 n% t9 F
