As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

At least 1-year customer service working experience in Canada

Preferred
. Z! Y2 w$ j3 Y. j/ Y+ }Any experience managing a portfolio of residential properties.
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

General
Supervision of contract service providers.
1 L0 H8 ^0 I+ g+ y/ iPreparation of thorough monthly reports.
Rent payment follow up
Maintaining regular, clear, and appropriate communication with tenants.
Open house showings

Drive to sites

Financial
" d1 e" ~' [; w" @+ `& P# @8 ZReview and approval of monthly financial statements, rent rolls, and revenue reports.
Oversight of day-to-day operating expenditures for the properties.
" _# [& G# C0 j* t' L- ~# F; kCollection of rents and arrears, including initiating legal action when required.
8 m7 c' Y- J9 f  \/ R7 B7 fMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

4 L3 W1 Q/ w+ `. Z& N7 r& f: [Preparation of appropriate preventive maintenance plans for assigned properties.
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
* P/ m& K6 C; ?2 F' B: ]Ensuring all properties are in compliance with local building and safety codes.
Sourcing appropriate third-party vendors to provide services to the property as required.
Conduct regular inspections of the properties to ensure first-class operations are maintained.
( h: u( s8 c2 H5 A/ Q; vPlan and recommend capital improvements that may be required.
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
