Resident Manager Job

We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Required:
5 v: H. y! [2 `& ~' A8 g9 N, H, LAt least 1-year customer service working experience in Canada. _. b: H. T  y: p5 q
Class 5 drivers’ license' V. W8 Z% Y5 l+ s; f- t

3 Y' j) O0 Z: H* DPreferred6 u: N- T9 ]( J6 a
Any experience managing a portfolio of residential properties.
$ j( m  A3 U6 X6 k# d; u. KA comprehensive working knowledge of the Alberta Residential Tenancies Act.

General

Rent payment follow up
. f% w! D) |  n9 `" g( E; `Maintaining regular, clear, and appropriate communication with tenants.

Other tasks related to be assigned

5 [, s( ^; z' mReview and approval of monthly financial statements, rent rolls, and revenue reports.
) ~1 f3 N1 D# hOversight of day-to-day operating expenditures for the properties.
6 O$ W9 K' |" {- M, Z8 WCollection of rents and arrears, including initiating legal action when required.( u) U2 u& D  u+ i' u
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.7 ~$ \3 e/ G$ V% f
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
& ^3 s8 J, n  k# g, iEnsuring all properties are in compliance with local building and safety codes.% ^' h/ }; Y* u0 q6 w/ P, a* h
Sourcing appropriate third-party vendors to provide services to the property as required.
$ ]' h  b8 [& G, lConduct regular inspections of the properties to ensure first-class operations are maintained.1 t) k0 B; [  }6 H: f3 b6 E6 E
Plan and recommend capital improvements that may be required.* }/ \( r$ }% S  S
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.) F/ Y% Q+ S! s9 T: P  R+ y
