As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

( u& s5 V+ h3 V% w! ^! hAt least 1-year customer service working experience in Canada* _9 e; s, S5 v; T+ v
Class 5 drivers’ license

3 Q- w3 h& H# v3 s, aPreferred
* R6 [4 Q3 w! u: C1 K! uAny experience managing a portfolio of residential properties.
/ P% v2 c$ [5 S( F$ x, \A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Rent payment follow up

Drive to sites

Financial
9 Y' f7 U5 ~8 X' u0 {6 jReview and approval of monthly financial statements, rent rolls, and revenue reports.8 \* w' ]! t! T/ J7 |4 Y
Oversight of day-to-day operating expenditures for the properties.  i/ m( F2 [& |. m/ n# _
Collection of rents and arrears, including initiating legal action when required.
" p2 P% v- ]$ l9 u& G3 uMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.8 s8 j5 t' A+ b7 P2 G; j6 G' \' h

' E7 t) g0 `. {- n+ O2 UMaintenance: w, O/ H0 E9 o9 g& \$ T# Y
Preparation of appropriate preventive maintenance plans for assigned properties.
/ T6 P' Z5 f' n! t$ U( C; Z6 DMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.9 u7 Z, ^2 P: {- e  l7 ]. u6 J. W- R
Ensuring all properties are in compliance with local building and safety codes.
+ S4 u. U5 v8 |4 N5 `Sourcing appropriate third-party vendors to provide services to the property as required.
8 F% i; k) j$ B7 A/ _: q3 X! }Conduct regular inspections of the properties to ensure first-class operations are maintained.7 k( T0 }5 n9 d/ L0 j
Plan and recommend capital improvements that may be required.
3 M, w1 e4 Z8 s$ I9 q4 qEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.- R( C  d+ U) T$ N8 s! ~2 I
