We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting. ! m+ S# P5 `) D$ l

At least 1-year customer service working experience in Canada
& Z* U9 [/ W  S- J8 H# _Class 5 drivers’ license) v0 L* W7 D; H

9 V* B% E5 c' a0 M" x$ \Preferred
8 }5 ^( c( Z9 nAny experience managing a portfolio of residential properties.; b  Q+ m+ l. T  [0 v' {
A comprehensive working knowledge of the Alberta Residential Tenancies Act.+ ?! c% z/ @& ?0 D2 l

  C9 J5 }3 m3 cGeneral3 [- _! Q7 Q: X# y& T
Supervision of contract service providers.
1 K" p1 W7 w; nPreparation of thorough monthly reports.
2 O9 R9 n- i, p: PRent payment follow up
1 F8 M0 j5 u4 }0 yMaintaining regular, clear, and appropriate communication with tenants.
+ O* U4 f5 w7 Z5 ]& D( {" t3 ^- HOpen house showings

Other tasks related to be assigned

Review and approval of monthly financial statements, rent rolls, and revenue reports.2 V# l# P/ o+ c% k
Oversight of day-to-day operating expenditures for the properties.4 {! U5 v, e% g$ n: ]3 l- M
Collection of rents and arrears, including initiating legal action when required., _8 @% _+ `& z4 j% P: x! Y2 f" k
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.
6 o) L3 g7 E1 Q" O7 M9 }( sMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.2 ~( A0 Y5 Y+ g; f
Ensuring all properties are in compliance with local building and safety codes.
6 t7 f/ W5 p8 O: M+ H; KSourcing appropriate third-party vendors to provide services to the property as required.: r6 g- M  W  V" L# ]
Conduct regular inspections of the properties to ensure first-class operations are maintained.: X+ D, D- d; t  k/ `
Plan and recommend capital improvements that may be required.
8 f4 R5 O* _# j2 e! f& G$ o. }, xEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur./ F" {( |# B2 C& C4 h
