As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Preferred

A comprehensive working knowledge of the Alberta Residential Tenancies Act.1 f& W8 f2 w$ G# N5 W" d# H

Supervision of contract service providers.

Open house showings

Review and approval of monthly financial statements, rent rolls, and revenue reports.
3 b4 _( @4 S7 s! n$ C; qOversight of day-to-day operating expenditures for the properties.
7 E1 F3 ?/ Y% C' b- G' xCollection of rents and arrears, including initiating legal action when required.
& O$ M- d( {, x6 E! t1 [: @Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.4 J; L- d4 I$ M; W! [6 ^+ y, c" Y1 F# J
Maintenance7 w  p. K7 @+ z( [

Preparation of appropriate preventive maintenance plans for assigned properties.
2 _/ W3 l: \! }' HMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.4 x6 m4 y/ _5 m; H
Ensuring all properties are in compliance with local building and safety codes.  O7 K$ z6 q/ z& `. g2 \' |0 @! V
Sourcing appropriate third-party vendors to provide services to the property as required.
' F6 S+ r0 f  {4 c8 m) p+ l6 \4 @Conduct regular inspections of the properties to ensure first-class operations are maintained.
) d- l) Q* Y$ l# RPlan and recommend capital improvements that may be required.0 [" I3 y) g- Z9 i& ^# a, [
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
