4 O! V# d$ b' iWe are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Required:

·         At least 1-year customer service working experience in Canada
0 W/ N# T. d# ^6 y6 b8 R( l" A" N: }, U) n  d! O! D7 @
·         Class 5 drivers’ license& o6 n8 @3 v. F. X% |  X3 t

Any experience managing a portfolio of residential properties.7 i# B% T* S5 c
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Preparation of thorough monthly reports.' n/ g4 s/ H; O1 T, k- N) z% Y
Rent payment follow up
8 J: F& T' H6 O9 FMaintaining regular, clear, and appropriate communication with tenants.

Drive to sites

Review and approval of monthly financial statements, rent rolls, and revenue reports.* C! V1 x! E0 c" V4 q' Y+ X5 l5 d- ~
Oversight of day-to-day operating expenditures for the properties.6 X: s5 l7 {+ L4 g0 Y7 _# p
Collection of rents and arrears, including initiating legal action when required.
4 w4 ^# Q+ V$ n% V% Z8 k# oMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.
6 O/ e( R5 R( fMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
7 O. O$ \* F2 Z6 yEnsuring all properties are in compliance with local building and safety codes." ~5 i$ t: [9 v# o) P8 s7 H
Sourcing appropriate third-party vendors to provide services to the property as required.% V; i6 b8 f' z( r5 w4 p: U
Conduct regular inspections of the properties to ensure first-class operations are maintained.7 \& x) C& o! g/ b% n7 x' y* D
Plan and recommend capital improvements that may be required.  |% \$ ^. }& R) y$ H, T
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
4 J! N, I8 H" P2 `0 GThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
