We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

· At least 1-year customer service working experience in Canada

Supervision of contract service providers.

Review and approval of monthly financial statements, rent rolls, and revenue reports.0 F: c6 h$ ~. Q, T
Oversight of day-to-day operating expenditures for the properties.
; f# L# i" O# {Collection of rents and arrears, including initiating legal action when required.+ r' |6 O( |" Y, j6 [; {( s
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy./ a& x5 X, e& m
Maintenance

Preparation of appropriate preventive maintenance plans for assigned properties.
3 S& P6 W) t7 g3 l- XMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
; K5 @0 Z# n8 m, iEnsuring all properties are in compliance with local building and safety codes.
$ y7 V9 I- `% \+ P$ R3 ASourcing appropriate third-party vendors to provide services to the property as required.: s) _' [: U% n' X
Conduct regular inspections of the properties to ensure first-class operations are maintained.
" u& n* l3 s m1 l2 _* J( a4 e. b0 T# JPlan and recommend capital improvements that may be required.
7 Y) l) i/ r: pEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
