We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

·         At least 1-year customer service working experience in Canada

Preparation of thorough monthly reports.

Drive to sites

Review and approval of monthly financial statements, rent rolls, and revenue reports.
7 a$ e% n0 J" t' ]/ `Oversight of day-to-day operating expenditures for the properties.5 A4 L6 c2 O: {( k! H
Collection of rents and arrears, including initiating legal action when required.
3 r6 I/ \9 V* r& k9 W5 Q+ LMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.# E! p, V$ _' O# P: O" [# _
Maintenance9 u. Z! f# p3 }

Preparation of appropriate preventive maintenance plans for assigned properties.
9 e# m& v3 c2 ~5 ]  Z# @Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
. H0 @3 U/ j) s% f" aEnsuring all properties are in compliance with local building and safety codes./ e; A% b0 `; z5 b  j- _
Sourcing appropriate third-party vendors to provide services to the property as required.* F- V' B3 a8 G# u4 _4 ^
Conduct regular inspections of the properties to ensure first-class operations are maintained.$ l1 l2 g, R( F9 K5 b
Plan and recommend capital improvements that may be required.8 Q& N0 Y1 A; e5 d4 w, L( O; b
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.- U% t, I  q. O9 N  r( [* a6 {
