As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

+ v5 H- ?, V8 TAny experience managing a portfolio of residential properties.
A comprehensive working knowledge of the Alberta Residential Tenancies Act.
General

Supervision of contract service providers.

1 y. R7 F, L& A# s, \Maintaining regular, clear, and appropriate communication with tenants.
Open house showings

Review and approval of monthly financial statements, rent rolls, and revenue reports.
3 b4 _( @4 S7 s! n$ C; qOversight of day-to-day operating expenditures for the properties.
7 E1 F3 ?/ Y% C' b- G' xCollection of rents and arrears, including initiating legal action when required.
& O$ M- d( {, x6 E! t1 [: @Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.
Maintenance

Preparation of appropriate preventive maintenance plans for assigned properties.
2 _/ W3 l: \! }' HMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
Ensuring all properties are in compliance with local building and safety codes.
Sourcing appropriate third-party vendors to provide services to the property as required.
' F6 S+ r0 f  {4 c8 m) p+ l6 \4 @Conduct regular inspections of the properties to ensure first-class operations are maintained.
) d- l) Q* Y$ l# RPlan and recommend capital improvements that may be required.
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
