Oversight of day-to-day operating expenditures for the properties.

Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

# A9 l: I3 Y4 JPreparation of appropriate preventive maintenance plans for assigned properties.+ o p& @, U( `
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.

Sourcing appropriate third-party vendors to provide services to the property as required.$ C1 f" M; _/ }( R' |5 p
Conduct regular inspections of the properties to ensure first-class operations are maintained.
; ?8 ?# o6 |; A0 W9 bPlan and recommend capital improvements that may be required.
# |& G: s0 c: |. [. @; u# OEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.* X9 x o% c/ m7 m5 X0 `7 `7 i9 n# E( w
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
