请问买房过程中的title insurance?

7 N! ^4 _6 ?4 f3 S" X! n& j' ^! T最近买了个duplex，律师今天问我，说 Real Property Report in that it does not show the fence that is located on the back of the property. The Contract says the seller has to give you a current Real Property Report.
& }6 j' {: v7 t0 d4 o0 rThe seller is wondering if you will accept title insurance instead of a new Real Property Report.  我想问一下是要current real property report 还是 接受 title insurance? 哪个更有利于买家？title insurance谁付钱？每年都付还是卖家一次性付？ 第一次买房，不懂的太多，恳求帮助，谢谢!

RPR只是告诉你在当天测绘有的东西，之后加的任何都要order update RPR才知道。title insurance是保你将来有任何问题，跟车保险一样。具体怎么付款要跟你律师谈。如果你不放心就让seller重出RPR就行了，这样你也可以知道fence 有没有encroach到其他地方。

我覺得TI保障多一點，fence大不了不要，不在你範圍，不是你的東西，問問律師意見較好。
