问题求助(三大妈在那里)

老杨团队,追求完美;客户至上,服务到位!
家里的房子在卖,之前跟经纪人签好收费卖房合同,现在有客户看好在谈价但是我的经纪说买家经纪想多拿点佣金看行不,我说如果价钱好的话我可以多给一千。现在也不知房子能谈到多少钱(他们也没说)就直接跟我谈佣金多要3千五,如果我不同意那买家经纪就带客人去买别的房子。杯具啊!难道我不想把房子早点卖掉吗?房子在市场己有一段时间了。会不会我的经纪在耍赖?

买家经纪all behave like this.They first negociate their commission. It is not your 经纪's trick. As a seller, you can say that his commission is from the sell price. For his customer, you will not lower the price much. 买家经纪 will agree that they will push the customer to buy yours. Give the 买家经纪 $2000 more than he asked. But do not lower the house price. You lost nothing, only sell your house sooner." z7 m1 w1 W$ l# h& H
Buyer's beware, is your 经纪 really that put your interests on top of his commission? Exception, Lao Yang is different, he is honest to his buyer customer. That is why his business become bigger and bigger.

这里的问题是你觉得是买家看上你的房子重要还是买卖经纪看上你出的经纪费重要????对自己的房子没信心,可以适当降价,靠经济忽悠的不靠谱。。。。。

Reduce $10000 is only 2% if the house is $500K. Give the Agent $2000 is increase his commission by 10%-20%. Who is easier to be motivated? Many people still listen to their agents. As long as agent this occupation exists, you know how many people are rely on their agents' integrity, which is an illustion. After selling my house, I no longer trust any agent. I go buy house by myself. Still if selling again, I will leveage the relationship between buyer and his agent. why not? The buyer did a conscious choice to use an agent, then the buyer knows that he will pay in some way. The free thing is usually the most expensive one at the end.

Your are dealing with a group people that has below average reputation. remember your target is selling your house, not to judge or discuss occupation integraty with agents. This is the way agents make a living. They have families to raise. If you need agents to sell your house, then play with their rules.

理论上正确,但多少给买方经纪点甜头,他会更有动力地游说买家,以利于他得到这笔甜头。
